Question by : What real estate strategy is best for a down market?
What is the best real estate strategy for passive income during a down economy?

Is it flipping houses, selling the houses to remodelers, holding and renting, commercial real estate, or something else?

Best answer:

Answer by WealthManagement81
Buying foreclosed homes and renting them out. You could buy a bunch of houses……..but in order to flip them and make a profit, the economy has to get better……….and that could be many years from now and you would be stuck having several homes.

Follow us @ twitter.com twitter.com Welcome to Capital Account. The Federal Reserve came out with its interest rate decision today. They voted to keep rates at essentially zero, and hinted that they expect them to stay there until at least late 2014. Before we get into the what this decision means with our guest English Bob, contributing editor for Zero Hedge, let’s start with a little story. Once upon a time, there were these things called “prices.” The market (Ie You, me and joe six-pack down the street) determined them with every single transaction we made. Although we still use prices in our everyday lives in order to make decisions, these prices are no longer freely determined by the market. They are distorted, and the source of that distortion rests at the FOMC. The Federal Reserve and global central banks, by controlling interest rates (the price of money) through their control of the supply of money and credit, have destroyed the market’s price mechanism. The difference between direct price controls, like what we have seen in communist countries, and what we have in the United States today, is only one of degree. The government does not set the price of bananas or computers, but it does set the price of money and by doing so, distorts prices across the entire economy, thus destroying price discovery and the very essence of a free market. Another way to think of the FOMC’s setting of interest rates is to compare it with rigged “democratic” elections. Let’ shave a …

Question by something: How does the Fed technically raise interest rates?
I am cognizant of how the Fed lowers interest rates. The Fed prints more money, due to liquidity of capital in the system treasury bond yields are lower and the bonds cost more thus ideally leading to inflation if need be. But hypothetically if the economy is facing hyperinflation how does the Fed go about increasing interest rates, so that money is worth more lowering the prices of goods, commodities, etc. Does it just increase the reserve Federal Reserve rate for banks thus there is less capital in the system or is there another method. I am positive I know and comprehend the methodology but am having slight trouble putting it together cognitively.

Best answer:

Answer by SDD
The Fed sells bonds on the open market, which takes cash out of the economy. Reduced quantity of money=higher interest rates.

Question by : How does a decrease in interest rates cause an increase in inflation?
“Lowering interest rates stimulates growth to avoid recession; however, that will eventually cause inflation. Raising interest rates will slow inflationary growth, but may lead to a recession.”

In simple terms, how does this work?

Best answer:

Answer by Sienna
Inflation is defined both as an increase in the supply of money or money substitutes; and as a general rising of prices.

Say on the unhampered market it costs to borrow 0 for a year. So you borrow 0 and one year later you have to pay back 0.

Now the government’s central bank manipulates the price of credit so that it costs to borrow 0 for a year. In other words, it’s cheaper. For the that it would have cost on the unhampered market, you can now borrow 0; or for only , borrow 0 for a year.

Either way, that is an increase in inflation by the first definition, namely an increase in the supply of money substitutes- credit – compared to the situation the unhampered market.

The person receiving the money or money substitute at the new rate is now at an unfair advantage in the market. People who borrowed at the old rate have to pay for every 0 of goods they buy. People who receive at the new rate, other things being equal, can outcompete the others by bidding up the price for scarce resources. (That is why the bubble first appears in the sector of the economy where the counterfeit money was injected, as happened with the housing bubble; the rising prices then spread to the rest of the economy.)

That is why a decrease in interest rates causes an increase in inflation by the second definition, namely, a general rising of prices.

What do you think? Answer below!

invesdoor.com Do You have a real estate investing business plan? Wholesaling in general, is a great way to break into real estate investing as it doesn’t require a lot of money or personal credit. That’s why my mentorship program contains a real estate business plan and starts with wholesaling so that my students have an opportunity to earn some money, get out of debt and start saving for their own transaction in which they will actually take title. The key here is volume. I call it “stuffing the pipeline” and that level of volume will likely only be reached with the aid of a team.
